Operated locally by partner and Destin resident Brent MacDonald, M3P is a boutique-style real estate development and investment firm. M3P is jointly funded by partners Greg March and Dennis March of Berlin, Maryland. With properties and projects spreading across short-term rentals, long-term rentals, small renovation jobs, complete house overhauls and even new builds, no prospective deal is too small or too big!
Coupled with the 30+ years of real estate experience Brent, Greg and Dennis possess, M3P has partnered with Hop Building Company and its founding partner Crys Hopper. Crys joined M3P's network of preferred contacts shortly after opening Hop Building Company in early 2021. However, Crys' expertise doesn't start there. He has worked with multiple development companies in the local area as Director of construction or similar roles for over 25 years and has over 40 years of experience in the construction industry. He has overseen the construction and development of more than $1 billion of real estate projects throughout the Gulf Coast. Clearly, Crys’ wealth of contractor experience is parallel to none.
Once a property is completed, whether it be a renovation or new build, what part of the process is next? Pricing, staging, marketing and selling! For this very important step, we have the best our area has to offer: Nichole Causton, Realtor and Broker Owner of Go Coastal Realty (www.GoCoastalRealty.com). Nichole is not only a stellar listing agent, but she is also a relentless and persistent buyer's agent and has been our go-to for every rental property we own to date.
Our investment philosophy seeks to maximize returns, minimize risk, and achieve superior risk adjusted returns. M3P primarily focuses on the new construction and short-term rental sectors and to maximize value that is extracted by leveraging collective relationships, a grounded approach and experience to make decisions driven by data to improve efficiency. We believe in fostering industry-wide business relationships to discover favorable opportunities that meet our strategic investment criteria and leverage operational efficiencies with necessary third parties to conduct cost efficient, secure, and orderly transactions.
We seek a combination of assets producing both current cash flow and potential for capital appreciation. Not every asset will offer the same combination of these characteristics; in fact, some assets may be skewed far in the direction of either current cash flow or potential for capital appreciation. By a combination of assets with different characteristics, however, we offer both current cash flow and a potential for capital appreciation.
You could look at real estate investing and wealth building as climbing a mountain. And of course, you are the courageous mountain climber!
The peak of the mountain is like your financial and life goals. And there are numerous milestones along the way. Below are the few ways we invest in real estate all along the Panhandle.
1. Fix-and-Flip
2. New Construction
3. Short-term Rentals
4. Long-term Rentals
5. Wholesaling
6. BRRRR Investing
7. Private Money Lending
While these 7 strategies mentioned above are what we do here at M3P, they are NOT the only ways to invest in real estate. Others take a more intimate approach or specialize in lending more. If you have any questions, please do not hesitate to reach out.
